ABOUT ARUNDEL HOMES

WHAT IS A MODULAR HOME?
Simply speaking, a modular home is a stick-built structure assembled within a warm, dry plant and is inspected at every stage of the building process. As each home is completed, an independent agency makes a final inspection, certifying that the home meets state and federal requirements (codes). Then, the pieces, or modules are shrink wrapped for shipping.

On site, a crane places the modules onto the foundation, where a set crew fastens the home into place. A finish crew then completes the interior joinery work, flooring, siding (where the modules come together), and final electrical, plumbing and heating hookups. It is now a "turn-key" home.

When we began Arundel Homes, we wanted to offer the best of the best, both in terms of cost and of quality. We did this by forming an alliance with New England Homes, located just 30 miles down the road in Greenland, NH.

New England Homes started building panelized homes in the early 60's but jumped into the modular market while it was still in its infancy. Over the past four decades, New England Homes has build an enviable reputation for producing quality custom homes which are as beautiful as they are practical.

Arundel Homes works closely with New England Homes to build you the home you want. We have many plans available and we can customize any of them to meet your personal requirements. We can also build to your own personal specifications. We build all sorts of Capes, Ranches, Colonials and Vacation Homes.

 

TELL ME MORE ABOUT YOUR FACILITIES AND SERVICES!
Our offices are currently housed in our model home, a "Brittany" cape manufactured by New England Homes. Before purchasing this home, we made some minor modifications to the existing floor plan:

These are examples of routine changes which you, the customer, can make to any floor plan we offer.

We have brochures and fact sheets which describe our homes in greater detail. We supplement these with photographs of the homes we've built. To further aid you in your home design selection process, we maintain samples of hardwood, ceramic tile, carpet and vinyl flooring, cabinet doors, counter top chips, siding, roofing and an operating window display.

We have pricing data available for our homes, both standard and upgrades. For major modifications we enlist the estimating services of New England Homes and/or our own master carpenter.

We also have Chief Architect software on hand in our office. Chief is a very powerful program used by home designers and builders around the world. New England Homes publishes their home designs using Chief. Therefore, we have a copy of the entire New England Homes catalog available to manipulate to meet your needs. With Chief, we can also design a modular home from scratch. All the floor plans you see on this site were made using Chief Architect.

 

WHAT OTHER SERVICES DO YOU OFFER?
Although we are not developers, Arundel Homes can help you find a building lot. We keep our eyes and ears open for just this eventuality. At the same time, we keep abreast of local legal issues, such as the availability of building permits, setbacks from property lines, height restrictions and anything else that would concern a potential home owner.

We work hard to find the right subcontractors to take us from plans to home occupancy. Arundel Homes is fortunate to be located in an area rich in local artisans. These people are well versed in their particular specialties and we select only the best to subcontract any phase of the building process.

Our policy is to handle as much of the process as you would like us to. We have a qualified General Contractor with decades of experience working for Arundel Homes. We have structural, materials and workmanship warranties through the suppliers and builder. We are fully licensed and insured, as are all of our subcontractors. You can have complete confidence in our products and our services.

 

TELL ME ABOUT COST ESTIMATING?
There are three costs associated with a new modular home:

  1. The land.
  2. The site work.
  3. The modular home.

When we meet with you, we can assign dollar figures to these costs (explained below):

The land. This is the cost of the building lot. Arundel Homes does not sell lots, but we may be able to assist customers in finding them. The lot must be buildable, both in a physical and legal sense. Physical might encompass things such as terrain and soil, while legal issues may refer to recently-evolving population growth ordinances.
NOTE: Before you buy a building lot, make sure you can get a building permit for it!

The site work. For our purposes, "site work" encompasses all the work to prepare a piece of unimproved land to a foundation ready to receive the modular home. We have developed our own worksheet to estimate your costs for:

NOTE: Arundel Homes subcontractors can do all this work under the direction of our own general contractor.

The modular home. This is the cost of your home, manufactured by New England Homes and built to your exact specifications by Arundel Homes. It includes the basic cost of the home as well as all the upgrades and options you have selected. It also includes the cost of "B-Work". B-Work refers to the work that must be completed on-site to finish your home. Things like attaching the roof shingles, siding, interior trim and flooring together where the modular components join each other.

 

WHERE DO I START?
You begin by thinking you might want a new home. Then you start asking yourself questions:

Once you have a basic idea, come on in and see us. When you visit us the first time, we give you an overview of our product, the modular home. We can give you an idea of what we can provide and how much it will cost.

At the same time, if you have not already pre-qualified for a home construction loan, we can make recommendations for loan originators who have worked well for our past customers. Once you're qualified, then we can get to the specifics of what we can build for you.

First comes the land. You must have land to build upon.

Next comes any covenants, deed or building restrictions. We need to know how much land you have available and what the rules on the use of that land are so we can make the best fit of our product on your property.

North of Kennebunk, we're at the first traffic light. located on your left, alongside the Arundel Market.

South from Biddeford, we're at the second traffic light, located on your right.
